The accompanying aerial view and Conceptual Plan depict a land assemblage in the zoning jurisdiction of the Town of Lake Waccamaw containing 74.67 acres .Current access to the site is from Schulken and from a driveway located directly across Sam Potts Highway from Church Street. An easement for access from the terminus of Mt. Zion is of record. Combined, the assemblage provides an opportunity to effectively plan and manage existing and future needs of the community in a comprehensive manner.
Zoning on the property was R-10 w/ Mobile Home Overlay. In the fall of 2007, following meetings with residents and elected officials, the owner, in cooperation with the community, requested that the site be re-zoned to PUD- Planned Unit Development.
The approved Master Plan plan shows 91 single family/ Patio home sites, 48 multi-family units, 21,600 sq. ft. of retail space, a 100 seat restaurant site, and a 36 room lodge/extended stay facility. Other potential uses such as light industrial, office, institutional, or care facilities may be substitutedas may be determined by market forces.
At the current time, market conditions require a prudently conservative approach in developing and improving real estate. The PUD zoning would, in no less than 10 acre increments, allow the review of and implementation of community development needs including circulation, open-space, drainage, and utility infrastructure. Additionally, PUD zoning would accommodate changing trends inthe housing market toward patio-homes and town-homes, as well as extended care and assisted living.
Phase 1 of the Master Plan of Pickett Pointe Parks obtained Town of Lake Waccamaw Planning Commission approval in the fall of 2008. The current site plan shows 33 single family cottage homesites, 12 townhome/duplex sites and 1 site for a bed and breakfast facility.
The owner has agreed to the conditions of the PUD zone and will provide a 50' transition area, total open space in excess of 20% of the land area with 25% of the open space being for active use, building separation as required and will provide land use plans for each section to be developed to ensure compatibility.
The Land Use Plan as presented is intended as a guide and will be utilized by the owner and the Town of Lake Waccamaw in future development plan reviews.
